Terms and Conditions

Welcome to Yuma Homes Limited. By making a booking or staying at one of our properties, you agree to comply with the following Terms and Conditions. Please read them carefully.

1. Scope

These Terms and Conditions apply to all bookings made directly with Yuma Homes Limited, including through our website, and outline the contractual agreement between the guest and Yuma Homes Limited.

2. Definitions

– “Guest” refers to the individual making the booking and/or staying at the property.
– “We,” “us,” and “Yuma Homes” refer to Yuma Homes Limited.
– “Property” refers to the accommodation provided by Yuma Homes Limited.

3. Booking & Payment

– A valid payment method is required to secure all bookings.
– Full payment must be received before check-in unless otherwise agreed.
– Bookings are only confirmed once a confirmation email is issued.
– Late payments may result in cancellation without refund.

  1. 4. Identification & Security Deposit

– A valid photo ID is required prior to check-in.
– A security deposit may be required and will be refunded within 7 working days of check-out, subject to a property inspection.

5. Guest Responsibilities

– Guests must treat the property with care and respect.
– No smoking, parties, or illegal activities are allowed.
– Only the named guests on the booking are permitted to stay overnight.
– Noise must be kept to a minimum, especially between 9:00 PM and 7:00 AM.
– Guests are responsible for disposing of rubbish in the appropriate bins and maintaining general cleanliness.

6. Check-in & Check-out

– Check-in: From 4:00 PM. Early check-in may be available upon request and subject to availability and additional fees.
– Check-out: By 10:00 AM. Late check-out must be requested in advance and may incur a fee.
– Key collection instructions will be provided via email or SMS 24 hours before check-in.
– Failure to check out on time without prior arrangement may result in additional charges.

7. Cancellations & Modifications

– Standard Bookings: Full refund if cancelled 5+ days before check-in. No refund if cancelled less than 5 days before.
– Long Stays (28+ days): Full refund if cancelled 30+ days before check-in. After that, the first 30 days are non-refundable.
– Modifications are subject to availability and must be requested at least 7 days in advance.

8. Damage & Liability

– Guests are liable for any damage caused to the property or its contents.
– Yuma Homes is not liable for loss or damage to guest belongings.
– We reserve the right to charge for damage, missing items, or additional cleaning beyond normal use.
– Yuma Homes shall not be liable for any injury or death occurring at the property unless caused by our proven negligence.

9. Termination of Stay

– We reserve the right to terminate a stay without refund for breach of terms (e.g., unauthorized guests, disturbance, or damage).

10. Pets

– Pets are not permitted unless agreed upon in advance in writing.
– If permitted, a pet fee and additional cleaning charges may apply.

11. House Rules Summary

– No smoking inside the property.
– No parties or loud music.
– Respect neighbours and local community.
– Dispose of waste properly and maintain cleanliness.
– Quiet hours are between 9:00 PM and 7:00 AM.

12. Third-Party Bookings

– Bookings made via platforms like Airbnb or Booking.com are subject to their specific terms, which may override these Terms and Conditions.

13. Additional Services

– Optional services such as early check-in, late check-out, and housekeeping are subject to availability and additional charges.
– Any optional services must be booked in advance and confirmed in writing.

14. Force Majeure

– We are not responsible for cancellations or interruptions caused by events beyond our control (e.g., natural disasters, pandemics, strikes).

15. Client’s Obligations

– Guests must not use the property for unlawful purposes.
– Guests must not sublet the property or allow unregistered persons to stay.
– The property must be left in a reasonably clean and tidy condition.

16. Termination of This Agreement

– This agreement may be terminated if the guest breaches any of the terms.
– Yuma Homes may evict the guest and retain the payment if terms are violated.

17. Health and Safety

– Guests must familiarise themselves with the fire safety information provided at the property.
– Guests must not tamper with smoke detectors or fire safety equipment.

18. Age Restriction

– Guests must be at least 18 years of age to book and stay at the property unless accompanied by an adult.

19. Keys and Access

– Lost or unreturned keys will incur a replacement charge.
– Guests must return all keys/fobs upon check-out.

20. Additional Charges

– Additional charges may apply for damages, excessive cleaning, lost keys, or breaches of house rules.
– All charges will be deducted from the security deposit or charged directly to the payment method on file.

21. Data Protection

22. Complaints

– Any complaints must be reported during the stay to allow us a chance to resolve the issue.
– Complaints submitted after departure may not be eligible for resolution or compensation.

23. Severance

– If any provision of these terms is found to be unlawful or unenforceable, the remaining provisions will remain in full force and effect.

24. Governing Law

– These terms are governed by and construed in accordance with the laws of England and Wales.
